The Groves continues to grow in northeast Houston

The Groves is pleased to announce strong end-of-year sales and plans for continued growth into 2020. Home sales achieved a 52% net sales increase YOY and the community experienced a 43% traffic increase YOY through mid-November 2019. The Groves will continue offering current and future residents state-of-the-art amenities, parks, and a variety of new home options that make life in the “Naturehood” unique to the area.

In 2019, home builders including Highland Homes (40’ model), Perry Homes (45’ model) and Chesmar Homes (40’ and 50’ models) introduced expanded offerings of affordable, entry-level options to home buyers at The Groves.

“We have seen about 60% of our home sales in 2019 come from our entry-level type products. We are also seeing an increase of homebuyers that are not your traditional ‘young family’ buyers, including young singles, young couples and single parents,” said Mike Miller, Vice President, Houston, Ashlar Development. “Data from John Burns Real Estate shows that home buyers in today’s market are seeking organic, authentic, unplanned and experience-based lifestyle amenities that allow them to ‘get outside’ and take advantage of nature. We look forward to providing those experiences to buyers and residents at The Groves.”

Additional homebuilders within The Groves include Village Builders, Trendmaker Homes, Lennar, Westin Homes and Toll Brothers. The Groves offers 15 product lineups and more than 160 floorplan options, ranging from 1,500 to 2,900 sq. ft., for buyers to choose from with home prices from the $220s – $600s. Home features include exquisite kitchens, spacious living rooms, lavish master suites, game rooms, outdoor living space, multi-car garages, formal dining rooms and more top-of-the line features.

In 2020, The Groves will unveil additional product lineups, opening within expanded sections of the community. Builders will introduce new model homes, including Lennar (50’ model), Westin Homes (60’ model) and Perry Homes (60 and 70’ models), with homes starting from the $270s.

Luxury home builder Toll Brothers announced it will unveil Canopy at The Groves, an exclusive, gated community in 2020. Canopy at The Groves will offer one-and two-story home designs ranging from 2,741 sq. ft.-3,789 sq. ft. situated on 60’ home sites. The home designs will offer up to 4 bedrooms, 5 bathrooms, and 2-3 garages.

The new state-of-the-art gated section will also feature a ‘Beer Garden’ type park, called The Yard, exclusive to Canopy at The Groves residents. The Yard will feature festoon lighting, an open lawn, hammocks, a ping-pong table, cornhole boards and Adirondack chairs for residents to enjoy while mingling. The park will also include a mini ‘Root Beer Garden’ seating area for the little residents. Residents within the Toll Brothers community will also relish exclusive, quarterly lifestyle events planned solely for them by The Groves full-time Lifestyle Director.

Homes in Canopy at The Groves will be priced from the low $400s. The model home and sales center are due to open in early 2020.

This fall, The Groves provided $1,500 closing cost assistance on contracts for new homebuyers, in recognition and support of local families recovering and seeking relocation following Tropical Storm Imelda.

Additional new amenities, parks and updates at The Groves:

  • Mini Groves, a scaled-down park version of the community, featuring key elements of The Groves for children to explore, will also open in the new section of the community for the smallest residents of the community to enjoy by early 2020. Mini Groves includes a toddler adventure playground, a miniature fire tower with roller slide designed to match the entry to the community, creek fall surface areas with animals embedded within to mimic Madera Creek, synthetic turf hills, an open lawn area with Adirondack chairs and Hammocks to mirror The Hearth Amenity Center, a trike track representing Madera Run Parkway, a Matchbox car track to race mini-cars, chalkboard cylinders, and a small fish camp akin to the life-sized fish camp within the community.
  • A brand new soccer field and baseball back stop, aptly named The Field recently opened, allowing athletes of all ages a chance to get outside and play their favorite sports in the neighborhood.
  • New amenities on ten-miles of trails: Harmony Station contains musical elements such as wind chimes, chimes in the shape of a “chime-asaurus,” Grandioso Chimes, and whale drums and is located along the paths to provide peaceful musical accompaniment and inspiration to walkers. Discovery Square & Exploration Trails offer additional innovative park elements including mirrored stumps, a dragon swing, picnic tables in the trees, a group spinner, art within nature pieces, woodland animal statues, bird hotels, bat boxes, squirrel bridges, and more. Together, these amenities give residents and families the opportunity to express their imaginations and creativity amongst the outdoors. Educational signage have also been installed throughout the trail system to keep minds engaged.

Ashlar Development recently completed a one-mile connection of Madera Run Parkway to Woodland Hills Drive, making The Groves one of the only master-planned communities in Houston within 5-minutes from the Beltway. Ashlar also has plans to introduce a commercial mixed-use area, The Glade, to the Northeast Houston area. The site will be located at the intersection of Madera Run Parkway and Woodland Hills Drive, two major Harris County thoroughfares. Additional information will be available in the near future.

Groves residents have easy access to top-of-the-line Humble ISD schools, conveniently located within the community. West Lake Middle School opened in the 2018-2019 school year and serves nearly 1,500 students with a premier S.T.E.A.M. education program led by Dr. Kenneth Hodgkinson. The state-of-the-art Groves Elementary School opened in the 2017-18 school year and is led by Dr. Brian Peters. The school features all the modern amenities families have come to expect from the highly rated Humble school district, including project-based and technology-based learning with new furniture to facilitate group learning. Among the new building’s special features, computer labs have been designed as tech labs known as “collaboratories,” to promote even more creativity and innovation.
