THE GROVES CLOSES 2020 WITH GROWTH AND RECORD NUMBERS DESPITE PANDEMIC
The Groves is pleased to announce strong end-of-year sales and plans for continued growth into 2021.

SALES + MILESTONES | Home sales are nearing the 400 milestone, a record for the community, potentially making The Groves a Top-50 Master-Planned Community nationwide. The Groves will continue offering current and future residents an opportunity to “Get Outside” with state-of-the-art amenities, parks and a variety of new home options that make life in the “Naturehood” unique to the area. The Groves also announced the milestone of selling 1,000 homes under Ashlar Development, the master developer of four well-established and successful master-planned communities. The community is also commemorating this significant milestone after recently recognizing Ashlar Development’s third anniversary.
In addition to record-breaking home sales, The Groves closed on three commercial transactions amidst COVID-19, including a 20.2-acre multi-family site sold to Martin Fein Interests, Ltd. in May. The 318-unit multifamily project, Pavilion at The Groves, is currently under construction and slated to be open in spring 2021 In November, an 8-acre church site was sold to West Lake Church and a 15-acre site was sold to a large grocer. Additionally, Kiddie Academy has been under construction for their latest campus and is opening soon!
This year, The Groves also received recognition for Recreation Center of the Year an accolade given in regards to The Hearth; a finalist for Houston Business Journal’s Residential Landmark Awards; received Special Recognition for the Houston-Galveston Area Council Parks and Natural Areas Awards; and became Certified as a Wildlife Habitat by the National Wildlife Federation. These accolades come in addition to prior honors such as Developer of the Year, Landscape Design of the Year and Entrance of the Year by the Greater Houston Builder’s Association.
NEW PRODUCT + BUILDER OVERVIEW | This year, The Groves also unveiled additional product lineups, opening within expanded sections of the community. Builders introduced new model homes, including Lennar (50’ model), Westin Homes (60’ model) and Perry Homes (60 and 70’ models), starting from the $270s.
Homebuilders within The Groves include Chesmar Homes, Highland Homes, Lennar, Perry Homes, Toll Brothers, Trendmaker Homes, Village Builders and Westin Homes. In total, The Groves offers more than 169 floorplan options for buyers to choose from with home prices from the $240s – $600s. Home features include exquisite kitchens, spacious living rooms, lavish master suites, game rooms, outdoor living space, multi-car garages, formal dining rooms and more top-of-the line features.
NEW AMENITIES | Mini Groves, a scaled-down park version of the community, featuring key elements of The Groves for children to explore. Mini Groves includes a toddler adventure playground, a miniature fire tower with roller slide designed to match the entry to the community, creek fall surface areas with animals embedded within to mimic Madera Creek, synthetic turf hills, an open lawn area with Adirondack chairs and Hammocks to mirror The Hearth Amenity Center, a trike track representing Madera Run Parkway, a Matchbox car track to race mini-cars, chalkboard cylinders, and a small fish camp akin to the life-sized fish camp within the community.
Canopy at The Groves opened by luxury home builder Toll Brothers, is an exclusive, gated community offering one-and two-story home designs ranging from 2,741 sq. ft.-3,789 sq. ft. situated on 60’ home sites. The home designs offer up to 4 bedrooms, 5 bathrooms, and 2-3 garages. The new, state-of-the-art Canopy at The Groves gated section also features a ‘Beer Garden’ type park, called The Yard, exclusive to Canopy at The Groves residents. The Yard features festoon lighting, an open lawn, hammocks, a ping-pong table, cornhole boards and Adirondack chairs for residents to enjoy while mingling, and includes a mini ‘Root Beer Garden’ seating area for the little residents. Pavilion at The Groves, Fein, a leader in high-end multifamily development, construction and property management, has acquired 20.2 acres to begin building the new apartment homes at The Groves. Pavilion will offer 318 apartments, ranging from efficiency units to three-bedroom options. Units will range from 556 square feet to 1,734 square feet and come with 9-foot ceilings, wood-style flooring, granite countertops, tile backsplashes, custom 42-inch cabinets, under-cabinet lighting, stainless steel appliances, full-size washers and dryers, and unlimited hot water with the Teal boiler system. Estimated completion date of Pavilion at The Groves spring 2021.
The Glade, a new commercial mixed-use area, being introduced to the Northeast Houston area by The Groves will be located at the intersection of Madera Run Parkway and Woodland Hills Drive, two major Harris County thoroughfares. Additional information will be available in the near future.
Kiddie Academy Educational Child Care, a nationally recognized provider of comprehensive educational child care programs will be opening the Kiddie Academy of Atascocita in partnership with Ashlar Development and expected to open in early 2021. New Tech – 360-interactive Map, Virtual Home Tours: The Groves community also launched engaging map technology amidst the global coronavirus pandemic. The groundbreaking interactive technology, a 360-degree Interactive Map that captures all The Groves has to offer, allows potential homebuyers to see it for themselves and to immediately understand this community is a special place to call home from the comfort of their couch. The map allows users to experience The Groves’ community through 35 different touchpoints. Website visitors can peruse nearby trails, the playground, pool, community amenities, model homes and the local elementary school to immerse themselves.
LOCAL PERKS | The Groves’ residents have easy access to top-of-the-line Humble ISD schools, conveniently located within the community. West Lake Middle School opened in the 2018-2019 school year and serves nearly 1,500 students with a premier S.T.E.A.M. education program led by Dr. Kenneth Hodgkinson. The state-of-the-art Groves Elementary School opened in the 2017-18 school year and is led by Dr. Brian Peters. The school features all the modern amenities families have come to expect from the highly rated Humble school district, including project-based and technology-based learning with new furniture to facilitate group learning. Among the new building’s special features, computer labs have been designed as tech labs known as “collaboratories,” to promote even more creativity and innovation.
A LOOK AHEAD | 2021 looks to be another year of continued growth within The Groves as the community plans to expand the already robust builder resume with both Shea Homes and Beazer Homes during the first quarter, bringing additional floorplan options from the low $200’s.
